Concrete Walls:
In WA the biggest risk of termite infestation in existing homes comes from inadequate or non existent water proofing in shower walls and floors.
This leaking water attracts subterranean termites. The only solution is to rip out and renovate with proper water proofing to AS3740.
Timber Framing:
Termite inspections measure moisture in the termite nest in the wall. They will detect termites BUT they don't tell you that termites have been and gone and half the walls are eaten through. What should you do? |

| With your ear against the wall, tap the wall sharply with your fist on a stud, or anywhere with the heel of your hand. If you hear a sound like bits of wood chips falling, the framing is unsound. |

Sometimes the stud can be strengthened. Mostly it is best to replace the whole wall framing, top and bottom plates, wall sheeting, re plaster and fit new cornice both sides and repaint. Unfortunately, each tradesman's work is inadequate for the following trades. That is why you need a good builder experienced in repairs and renovations to scrutinize the work.
It is definitely worth it. It will save you money in the end.
